Major drivers in the South office submarket include finance and insurance back office users as well as major corporate users. Leasing activity in the market is typically steady no matter what the stage in the leasing cycle avoiding major swings in availability and rent change experienced in other suburban markets to the north and west. This is partly explained by a lack of high tech companies relative to its neighbors which tend to be more cyclical.
Industrial
The South industrial submarket is the largest industrial submarket in the Greater Boston area. The submarket’s strategic location south of the city of Boston with immediate access to some of the area’s major transportation corridors including Interstate 95, Route 3 and Route 24, in addition to its abundant land and relatively low cost compared to neighboring submarkets make it an extremely desirable location for industrial users
